Massingham Road Castle Acre

The Holkham Estates Company is proud to be delivering an exclusive, small and sustainable development of architect-designed homes in a great location on the edge of the historic village of Castle Acre with its castle, town defences and Scheduled Ancient Monuments including the Bailey Gate and Castle Acre Priory.

Designed by award winning architects Lucas and Western, the appearance of the development will closely reflect the character of the locality and the selection of materials and style of construction seeks to echo those found on existing flint faced properties and boundary walls adjacent to the site.

There will be a mix of 2, 3 and 4 bedroom homes all designed and built to a high specification to protect the quality and distinctiveness of the local environment. There will be 15 homes in total, made up of 5 different house types, and they will be built using a combination of both modern and traditional materials, such as lime mortar, brick and flint and clay pantile. Both comfort and modern living will be catered for with all houses enjoying well-proportioned rooms, good flow between spaces, windows designed to maximise light and French doors from the reception rooms into the garden.

Outside space has been equally well considered, with good sized gardens across the site, generous off-street parking and 9 of the houses will have garages. The proposed landscaping scheme will mature to provide an attractive mix of trees, shrubs, perennial flowers and grasses to enhance the development. The combination of plants will bring an interesting display of colour and forms throughout the year and will help to attract wildlife. Small tree species will create an avenue running through the development, with larger species planted where space permits along the northern boundary and the open grassed areas within the site. A mixed Green and Copper Beech hedge will be planted along the northern and western boundaries.

Sustainability is high on our agenda, and all houses will have air-source heating and hot water, sustainable drainage systems, high performance doors and windows. The surface water drainage for the whole development has been engineer designed following all due process and is modelled for large storm events, taking into account the effects of climate change.

There are many different housing needs in Norfolk and two of the houses will be available at an affordable rent, with a further one to be offered for sale as shared ownership. The twelve other homes will have restrictive covenants as to their use and we are exploring the Help-to-Buy scheme for these properties.
