Hobbs Close Wells-next-the-Sea
Project now completeand lots of happy residents
We have successfully built and found buyers and tenants for the 23 homes at Hobbs Close. These consisted of ten affordable homes across different tenures, five retained by Holkham for private rent and then a further eight available to purchase is in 1.73 acres on the outskirts of the idyllic Wells-Next-the-Sea.
At Hobbs Close we delivered our Policy Plus Plus approach, which aims to help meet the local housing need by delivering a mix of tenures, focusing on affordable and rental properties, as well as smaller homes.

What’s important to us?
Craftsmanship
The integrity of the homes we build is incredibly important to us at Holkham. After all, Holkham Hall and many of the buildings on the estate have been standing for hundreds of years, and we plan on our homes standing the test of time too. The involvement of rural skills and local tradespeople and suppliers to build the homes at Hobbs Close was evident from the ground up, including flint work – a characteristic of the local area.
Materials
From red bricks, clay pantiles and lime mortar to modern insulation, double-glazed windows and modern kitchens and bathrooms, the materials used to build our homes are carefully considered and proven to stand the test of time, whilst complementing the character of the local area. At Hobbs Close the homes were built to meet EPC ratings A and B – which deliver high energy efficiency and therefore lower utility bills.
Reducing waste
Throughout the build we targeted zero landfill, whilst also working with our supply chains to help ensure minimum impact from production through to delivery onsite.
