Grove Farm Barns, a new development in north Norfolk

Planning & Development

Grove Farm Barns

The Holkham Estate Company commenced work on the conversion of its former agricultural buildings at Grove Farm Barns, Warham into two homes in May 2016. The barns are located to the west of Warham village, some 2km east of Wells-next-the-Sea. ‘Field Barn’ and ‘Brooksbank Barn’ were completed in spring 2018.

The main barn, Field Barn, is dated 1810 with another group being added in 1884. The barn was converted into one, two-storey dwelling retaining some fine internal arches and the remainder of the group of barns which formerly served as cattle sheds, form the second dwelling, Brooksbank Barn. Both of these buildings are built of red brick and although once thatched, by 1851, had pantile roofs.

The estate partnered with Bryan Williams, a north Norfolk barn specialist, to convert these buildings into highly sustainable and quality homes and the project was overseen by local architect Ian Cable.
